Asquith roof repairs, between the highway and the line

Asquith is the next stop north of Hornsby, strung between the Pacific Highway and the railway, and its housing is largely of one era: post-war and mid-century brick, single-storey, concrete tile, on regular blocks with established gardens that have had seventy years to grow over the roof.

Which makes the work here fairly predictable, and that is good news for anyone getting a quote.

A suburb of roofs that are all about the same age

When a whole street was built within a few years of each other, the roofs reach the same point at the same time. Across Asquith that point is usually: tiles still structurally fine, surface coating long gone, ridge pointing crumbled, valleys corroded, gutters on their second life at best.

That combination is the textbook case for a roof restoration rather than a replacement. Clean, repair the broken tiles, rebed and repoint the caps, recoat, and the roof has a long stretch of service left in it at a fraction of the cost of a new one.

Two local factors push up the maintenance load. Road grime off the Pacific Highway settles on roofs on the eastern side of the suburb and holds moisture in the surface. And the mature trees in and around the older gardens keep dropping into the gutters, so an Asquith gutter that has not been cleared in three years is usually a gutter that needs replacing, not clearing.
