Berowra Heights roofs under a thick canopy

Berowra Heights is the newer, higher ground north of the Berowra village, laid out as estates through the later decades of the twentieth century. Split-level and two-storey brick homes, generous eaves, long gutter runs, and streets that curve along the contours with bushland never far from the back fence.

The houses are younger than much of the Shire. The trees are not, and that is the story of most roofs here.

The gutter is the weak point

On an estate house with long runs and few downpipes, a gutter full of eucalypt litter has nowhere to go. Water backs up over the internal lip, into the eaves lining, and down behind the fascia. People notice the stain on the soffit long before they notice the gutter.

What we look at on a Berowra Heights inspection:

• Fall along the run, and whether it ponds anywhere
• Downpipe capacity against the roof area actually draining into it
• The condition of the fascia timber behind the gutter
• Whether the tile overhang projects far enough into the gutter
• Whether an existing guard is coarse mesh that lets fine litter straight through

Roofs of this era

Concrete tile dominates, with metal on later additions and alfresco roofs. Tile roofs from this period typically reach the point where the pointing and surface coating have failed while the tiles themselves are sound, which is the straightforward case for roof restoration.
