Cowan is small, high and exposed. The settlement sits on the ridge with the motorway and the northern rail line running through it, Ku-ring-gai Chase National Park on the eastern side and Muogamarra Nature Reserve beyond it to the north, before the land drops away to the Hawkesbury.

Wind is the local variable

On a sheltered block, roofs fail from water. Up here they also fail from movement. Wind works at anything that is not properly fixed, and once something has lifted slightly it keeps working loose with every gust after that.

So the inspection priorities shift:

• Fastener and washer condition on metal roofs, especially at ridge and barge
• Whether sheets are secured to the current wind exposure or to what someone assumed decades ago
• Ridge cap security on tile roofs, since caps on tired pointing move easily
• Flashings and cappings at exposed edges
• Anything on the roof that can act as a sail: loose sheeting, lifted guttering, old antenna mounts

Fire ground

Cowan is surrounded by vegetation and a large share of the land is mapped as bushfire prone on mapping certified by the NSW Rural Fire Service. For roof work assessed under AS 3959 that means full sarking, sealed roof-to-wall junctions, non-combustible gutter and valley guard rather than plastic, and fine-aperture ember mesh. It is a short list and it should be in any quote you are given here.
